Cool Cities: How To Create Lively Downtowns and Livable Neighborhoods

Below is a selection of best reports from past semesters. These reports were created by multidisciplinary teams including MBA, MUP, MArch, JD, and Engineering graduate students. These reports thoroughly examine the economic, market, social, environmental, design, legal and political aspects of redeveloping primarily city-owned sites.

Allen Creek

Should the city become more actively involved in the Allen Creek greenway debate? Mayor John Hieftje thinks so. Even though the city has been contemplating the idea of a greenway along the Allen Creek valley for over 15 years, it may be a latecomer in what has become a very vocal public debate. The charge for a greenway has been spearheaded by a number of citizen efforts led by the Friends of the Ann Arbor Greenway, the Sierra Club, the Allen Creek steering committee (our client), and the DDA.1 We believe the mayor is right. Our preliminary analysis and financial model suggests that the potential upside of the greenway exceeds its development cost. It is time for the city to engage the many stakeholders in this debate.

Common Exchange

Our development project capitalizes on Ann Arbor’s existing regional infrastructure, connections and amenities. It also builds upon the impetus of the Broadway Bridge completion for quickly building much-needed connections with Kerrytown and the University of Michigan. This project will raise area property values tremendously, and boasts unique characteristics that will not only distinguish it from the new Broadway Village development at Maiden Lane and Broadway, but will situate it firmly as the historic village center.

Landmark

Common Sense Consulting, LLC is pleased to submit this initial development proposal for Landmark on Liberty, the innovated mixed-use destination pioneering the transition of Liberty Street into Ann Arbor’s third major downtown retail corridor. Attracting people to Landmark on Liberty has challenged us to build upon Ann Arbor’s great people places, such as the Main and State Street areas, respectively. Landmark on Liberty takes the concept of a “people place” to the next level by incorporating great street-level shopping with premium residential condominiums-promoting the urban vitality of Ann Arbor’s downtown.

Park View

The site of the Park View development and surrounding areas is a potential urban Mecca for downtown Ann Arbor. The site is strategically and conveniently located on Liberty Street
between two major retail hubs and centers of activity in downtown Ann Arbor: State Street and Main Street. Naturally, one would think that people would gravitate towards this area along Liberty. However, on the contrary, this site lacks the urban vitality and density that it deserves. Our development is a building block that contributes to making downtown Ann Arbor a focal point for urban vitality. Our goal for the Park View site is to incorporate some basic but important fundamental tenants of real estate development.
